Why use a REALTOR, Part 3: Property is listed. Now what?

Once the property is under listing agreement, the REALTOR still has plenty of work to do including
- reviewing current title information
- measuring square footage, interior room sizes, and confirming lot size
- noting property lines, agreements, and easements
- obtaining and reviewing house plans and plat map
- working with seller to prepare showing instructions
- obtaining and verifying current mortgage loan information
- discussing possible buyer financing alternatives and options with seller
- reviewing current appraisal
- verifying Home Owner’s Assocation fees and obtaining copy of bylaws
- researching availability and calculating average cost of electricity, gas, water, and other utilities and services
- preparing detailed lists of property’s amenities, items included with sale, any repairs or maintenance items
- explaining and assisting sellers with Home Owner Warranty process
- preparing extra key for lock box as well as yard signs and flyers
- working with seller on other details specific to the property including Termite Bond, lead-based paint disclosure, Seller’s Disclosure form, well water report, rental units, etc.
- making recommendations to improve both the curb appeal as well as the interior design to shorten time on market
- taking photos of property
- placing information into MLS (Multiple Listing Service) database and onto marketing websites
- checking and maintaining accuracy of listing data
Make sure your REALTOR completes all these necessary steps to successfully sell your property.
